How a public adjuster handles each type of loss

Every property claim starts the same way: something failed, water moved, wind lifted, or fire spread, and the insurance company sends an adjuster who works for the insurance company. That adjuster writes a scope of loss, prices it with carrier software, and applies depreciation and policy limits. Whatever they miss, you pay for out of pocket. Our job is to write the competing scope first, in the same line item format, so the number on the table reflects the full cost of putting your property back the way it was.

The documentation looks different depending on the peril. Fire losses need smoke and soot testing, contents inventories, and code upgrade research. Water losses need moisture mapping, drying logs, and a clear cause of loss so the carrier cannot call it long term seepage. Storm and hail losses need roof test squares, slope diagrams, and matching weather data for the date of loss. Mold claims turn on the underlying water event and the policy's fungi limits. Theft and vandalism claims turn on proof of ownership and value. We build the record the policy actually requires, then negotiate from it.

What you get on every claim type

  • A line item estimate covering structure, contents, code upgrades, and additional living expense or business interruption where the policy allows it.
  • A full read of your policy so coverages, endorsements, sublimits, and deadlines are used instead of overlooked.
  • All carrier communication handled for you, including reinspections, supplements, and appraisal when the numbers stay far apart.
  • A contingency fee only. If there is no recovery, there is no fee, so the review costs you nothing to start.

When it makes sense to call us

Call before you call your carrier if you can. Early documentation is the single biggest driver of a fair settlement, and the first walkthrough sets the tone for the rest of the file. It is also worth calling if a claim is already open and the offer feels low, if part of the damage was denied, if the payment does not cover real contractor pricing, or if the claim has stalled with no clear next step. Reopening and supplementing an underpaid claim is common, and Pennsylvania policies generally allow it well after the first check clears.
